You will, however, require a lawyer for more than just the deed.  It will be helpful to have the assistance of a lawyer when completing the sales contract.  A real estate agent can provide a sales agreement but you should keep in mind that it is a legally binding contract and it is imperative that you understand the agreement in its entirety.  A lawyer can review your contracts and determine if there are any additional provisions that need to be added to the standard sales agreement or include any other conditions that will be beneficial to you.  Your lawyer can explain the contract to you to ensure that you fully understand the agreement before it becomes binding and cannot be changed. 

A lawyer can also assist with completing the financial transactions involved such as paying the remainder of your mortgage.  They will also ensure that you receive the full amount of money you are owed before the transaction is completed.  You will be guided through the buying and selling process with your legal rights and financial interests protected.
